摘要:房地产作为国民经济的支柱产业,在社会经济发展中举足轻重,其长期的持续发展对于融资有着巨大的需求。这些年以来,中央政府相继出台的宏观政策改变了房地产企业原有的融资模式和融资渠道,对房地产行业和金融业,特别是对房地产企业金融产生了深远的影响。我国房地产企业融资模式正发生着根本性的变化,有一部分企业更是遇到了生死存亡的关键时刻,针对房地产企业该如何打破融资困境的对策,本文首先介绍房地产融资的相关研究,通过了解我国房地产企业的融资模式,讨论我国房地产企业融资现状,并挖掘出我国房地产企业融资存在的相关问题,在此基础上,对症下药,对房地产企业融资问题作出建议。

Abstract:Real estate as a pillar industry of national economy, plays a vital role in the socio-economic development of its long-term sustainable development of a huge demand for financing. Since these years,the central government's macro-policy changes have introduced a real estate company's original financing model and financing, on the real estate industry, real estate and financial requirements, especially for real estate companies have had a profound financial impact. The financing mode of real estate enterprise in our country is undergoing fundamental changes, part of the enterprise is met of vital importance in the critical moment, according to real estate enterprise how to break the countermeasure of predicament of financing of real estate financing, this paper first introduces the related research, through the understanding of China's real estate financing mode, discussed our country real estate enterprise financing present situation, and to dig out the corporate finance of China's real estate related problems, on this basis, an antidote against the disease, to the real estate enterprise financing problem to make suggestions.

房地产行业的发展影响到我国的整体发展,深入到国计民生的多个方面。目前,房地产产业已成为国民经济的支柱产业,但与房地产业的重要地位和发展速度极不相称的是房地产企业融资模式却步履蹒跚。随着近几年来国家新一轮宏观调控的推行,特别是金融调控政策的力度不断加大,房地产企业的融资环境发生了深刻的变化。而中国的房地产金融体系不完善,房地产融资与投资渠道也十分狭窄,在一定程度上制约了我国房地产业的进一步发展。由此可见,我国当前的房地产金融融资渠道已不能充分保证房地产业的持续发展,相反已成为房地产业的一个限制性因素。在坚持当前我国宏观调控的基础上,要抓住这个与挑战并存的转型机遇,合理的实现房地产企业融资模式、渠道多元化的实践,是一个长期的过程。只有在这个过程中,坚持政府和企业的共同努力,以科学发展的思维指导融资模式的重塑和建设,才会为我国的房地产行业发展带来新的面貌。
