摘要:随着我国市场经济的飞速发展,工业化、城市化进程的加快,许多农民失去了土地,某种程度上逐渐向城市的市民转变。这是一种农民被迫城市化的现象,但在某些经济比较发达的农村地区,已经出现了农民主动在城市购房,并向城市转移的现象,笔者针对这一现象以一个村为对象做了实证研究,探讨农民主动选择在城市购房的经济、社会、文化原因,并讨论这种购房热潮对农民以及城市建设的影响。

Abstract: With the rapid development of China’s market economy as well as the acceleration of urbanization and industrialization, many farmers lost their lands and then transform to city citizens to some extent. This is a phenomenon of farmer forced to be urbanization. However, in some relatively developed rural areas, there has arisen a phenomenon of rural residents purchasing houses initiatively and transforming to the city. In view of this phenomenon, the author take a village as research object to probe the economic, social, cultural reasons of rural residents buying houses in city initiatively, and then discuss the effect of this hot phenomenon on rural resident as well as urban construction.

如今随着农民经济能力的提高,生产方式和思想的转变,在江苏经济较为发达的苏南苏中地区,出现了这样一种现象:农民有了剩余资产后,不愿意在农村建新房而是到市区跟城市居民一样买房,即使资金难以维持高涨的的房价,农民也会退而求其次,选择在乡镇购房,总之,农民“安土重迁”,不愿意离开土地生活的思想已经不像过去那么根深蒂固,农民逐渐从土地上脱离出来,走进了城镇。这种买房策略跟农民失地的被动买房性质是不一样的,不是因为没有土地耕种或者新农村建设的推广而被动“上楼”,更多的是农民主动选择自行到城镇购房。
笔者就针对苏中经济较为发达地区的村庄进行调查,研究当地农民买房的动机,通过问卷调查和访谈的形式分析导致农民产生这种动机的原因。
