摘要:随着社会经济的发展,市场对于酒店行业存在着很大的潜在需求,本文选取酒店型房地产,来分析收益还原法在房地产估价项目运用中所体现的利与不足之处,以及对估价项目的影响。收益还原法的运用,对房地产行业的发展有着至关重要的作用。收益还原法在启源估价项目中的运用,是一种以小见大的方式体现出收益法对房地产估价的重要性。并对运用中出现的问题提出相应的解决方案,并在解决的过程中加深对收益法的理解,从而能够更好地使用收益法。
收益还原法是房地产估价中公认的三大基本方法之一,有其较强的理论基础,一般用于有收益或潜在收益的房地产估价中。在收益还原法中,房地产的净收益、成本费用、报酬率的确定是关键点,也是难点。在对估价对象进行分析时,要在相关的财务数据和有关数据的基础上,对估价过程中所需的数据参数进行研究,以实际案例研究收益还原法在房地产估价项目中的应用问题。在对估价对象进行估价时,要注意很多很能微小的影响估价结果的因素。
通过收益还原法在估价对象中的运用,可知在收益还原法在酒店型房地产估价应用实例中,报酬率的求取采用安全利率加风险调值法和市场抽取法相结合的方法,符合该种类型房地产自身的特点,同时也解决了确定报酬率与收益年限无关的缺陷具有较强可操作性。

Abstract:With the development of social economy, the market has great potential demand for the hotel industry.We analyze the real estate of hotel’s advantages and shortcomings by using application of income approach , as well as the impact on the valuation of project. Puts forward the corresponding solutions to the existing problems and make deepen understand of the income method, so as to better understand the income method.
The income approach is generally accepted as one of the three basic methods in real estate appraisal.The method has a strong theoretical basis,and is often used to generate benefit or the potential benefit of real estate appraisal.In the income approach,the net income,cost and return rate are the key points and also difficult to make sure in the real estate.This paper analyzes the required parameters based on the financial data and related policy analysis of real estate with actual case to discuss application of income approach in the real estate.
By using the method of income capitalization in the appraisal object.we can consult that methods to calculate the safe interest rate with risk value method combined with the market extraction rate of return is in line with the characteristics of this type of real estate itself in real estate appraisal application examples,but it also solve the problem and it prove that ate of return and period of return have strong operability.

本文研究的主要意义和目的是在研究背景下,选取一个估价对象,来分析收益还原法在房地产项目中运用中所表现出的优点与不足之处,对这个房地产估价项目的影响。收益还原法在启源估价项目中的运用,是一种以小见大的方式体现出收益法对房地产估价的重要性。并把运用中出现的问题仔细的提出,并想出相应的解决方案,这样可以在解决的过程中加深对收益法的理解也能够更好地使用收益法。
收益法主要适用于有收益或有潜在收益的房地产的估价,其理论依据是房地产的预期收益原理。任何事物皆存在优点和缺点,收益法作为房地产评估的三大基本方法之一,在实际运用过程中依然存在一些问题,如:适用范围有一定的局限性、折旧费是否应该扣除等。
本文以启源项目估价为例,综合定量分析、理论分析与实证分析相结合、运用收益还原法一般理论对项目本身的优势与劣势进行全面的分析,运用收益还原法的一系类公式,用客观的数据来反映此项目收益与否。
