摘要:随着我国国民经济的快速发展,中国房地产业也得到了长足的发展,房地产业已经逐渐成为拉动我国国民经济发展的重要支柱产业之一。然而,伴随着房地产业丰厚的投资收益,其高风险性也成为房地产投资者不得不面对的问题。房地产具有资金投入大,周期长,流动性差,回报率大等特点。所以说,对于任何一个房地产项目要想得到预期的投资收益,前期的房地产项目投资可行性研究就显得尤为重要。
本文根据房地产投资的相关理论,对新康家园项目的基本概况进行说明,通过沭阳房地产市场环境进行分析,SWOT分析,给予新康家园项目市场定位,根据新康家园项目现实情况,本文将可行性研究重点定位在财务评价和风险分析,通过计算新康家园各财务指标,并进行比较分析,确定该项目经济可行性;通过研究房地产项目的风险因素,结合新康家园房地产实例,评价新康家园房地产的风险性,确定项目可行性。
经过对新康家园房地产项目可行性研究分析,该项目是可行的。
