摘要:随着我国经济持续而快速地发展,中国房地产业在良好的环境中茁壮成长并迅速地壮大起来。项目融资作为一种大型的融资方式,在不少房地产融资活动中已经为频繁地出现。而万科企业作为中国房企的龙头老大,近年来的项目融资活动更为活跃,而最近高达88.6亿的项目融资也较为引人注目。本文立足于房地产企业的发展状况,以万科企业为例,以其项目融资活动特征为研究重点,并针对融资环境中各项因素预测出各项相应的有利和不利的影响,探究出较为完善的发展战略;并对我国房地产企业在现今经济形势中是否能依靠项目融资发挥出自身的优势,在尽量有效规避各种风险中更加顺利和稳定地运行和拓展进行深刻分析。这对于了解我国房地产业的发展势态及其对推进国家经济建设影响具有重要的现实意义。

Abstract:As rapid development of our economy, real estate business in China is growing up rapidly in a good economic circumstance. As a financing method for large budget, project financing activities are frequently launched in many real estate financing businesses. Wanke enterprise, a real estate giant in China, is aggressive in project financing activities. The establishment of 8.86 billion project financing business in recent year has attracted lots of people’s attention. From this article, we will review the recent development of real estate enterprises, especially Wanke enterprises; focuses on the features of their project financing activities, and predict what positive and negative influences will comes from recent economic environment; work out with a strategy of improvement; and analyze advantages and potential problem of project financing business in China. The research is significant for us to look into our real estate enterprises development and to find out the way can improve national economic construction.

房地产项目融资要根据对资金的需要、企业自身的条件以及融资难易程度和成本等情况,量力而行来确定适合企业的融资方式,并且融资方案也要有利于企业资金结构的优化。面对市场格局的变化,以及调控政策的收缩,包括万科在内的房地产企业的大整合阶段已经拉开帷幕。此时,推进融资渠道的多元化,进而合理控制财务成本,并将财务风险降至最低变得尤为重要。万科也正专心致力于这一策略之中,以获得更充足的资金支持,增强支付能力和发展后劲,扩大企业规模和提高获利能力,进一步利用规模经济优势提高企业在市场上的竞争力,加快的企业发展。万科的目标能否达到或超越,除了自身的努力外,也取决于市场的成熟程度、政策的紧松状态和金融改革的深入情况等因素。但无可厚非的是,万科的融资模式为我国房地产金融化之路提供了宝贵的借鉴经验,将引领着中国房地产企业的发展之路走向新格局。
