摘要:近年来,我国房地产业迅猛发展,和银行业一样成为我国国民经济的支柱产业,两者密切相关,高投资、高回报的特征决定了房地产业与生俱来的高风险性和易波动性,这使商业银行房地产信贷的风险大大增加。本文通过论述我国现阶段商业银行房地产信贷的问题及产生原因,并借鉴国外控制房地产信贷风险的先进经验,指出通过从政府层面拓宽融资渠道、促进个人住房贷款资产证券化的发展、建立征信体系,提高商业银行应对政策风险的能力,建立健全商业银行内部信贷管理机制、优化信贷业务,建立全面风险管理的模式、形成先进的信贷风险管理文化。

Abstact: The real estate industry which has sprung up in the recent years in China and the country’s banking industry have grown to be the two pillar industry in China’s national economy,with the two industries highly related.It is no surprise that the real estate industry qualifies itself to be high-risk and fluctuant due to its characteristics of high investment and high risk accordingly,thus greatly increasing the real estate credit risk for commercial banks.In this thesis,I state the problems occurring in our country’s commercial bank real estate credit and the factors ,then suggest possible remedies for reducing the real estate credit risk,such as taking example by the practice from advanced countries,broadening financing channels ,promoting the development of the asset securitization of individual housing loan and establishing credit system through government,raising the ability of commercial banks to fight against policy risk,establishing and perfecting the internal credit management system of commercial banks,improving credit operations,establishing total risk management mode and forming advanced culture of credit risk management.
