摘要:近年来,由于居民购买房产需求的不断上涨,我国的房产业呈现出快速增长的趋势.然而,大多工薪阶层的居民凭借每月的收入并没有能力购买起一套房,所以个人住房按揭贷款如今已经成为了第一选择。商业银行竞相推出的各类贷款,虽然房地产信贷业务,促进了消费市场的繁荣和发展,同时也带来对商业银行的潜在风险。本文介绍了个人按揭贷款的概念、形式、流程以及此类贷款的现状、发展和存在的问题。深入浅出地对潜在个人按揭贷款,风险分类,风险特征和风险根源的风险进行了研究。通过分析美国次贷危机作为对中国商业银行个人住房按揭贷款的启示与借鉴。文本的目的是促进商业银行的健康发展个人按揭业务为目标,使个人住房按揭业务的风险可以采取的预防措施。

Abstract:In recent years , due to the rising demand for housing residents to buy , China's housing industry has shown a trend of rapid growth , however , most of the working-class residents with a monthly income and can not afford to buy from a suite, so personal housing mortgage loans has now become the first choice. Banks compete to launch various types of loans, although the real estate credit business, and promote the prosperity and development of the consumer market, but also pose potential risks to the commercial banks. This paper introduces the concept of individual mortgage loans, forms, processes, and the status of those between loans, development and problems. In layman's language to potential personal mortgage loans, risk classification, risk exposure and risk characteristics roots were studied. As the inspiration and the reference of Chinese commercial banks personal housing mortgage loans through the analysis of the U.S. subprime mortgage crisis. The purpose of the article is to promote the healthy development of individual commercial banks for the mortgage business objectives, so that the risk of personal housing mortgage business preventive measures can be taken.
