摘 要:近年来,我国房地产业迅猛发展。房地产业自身的特点及市场环境的制约,使得企业的财务风险成为很多房地产开发企业面临的困境。所以,研究如何防范避免企业财务风险对实现我国房地产企业的全面、协调、可持续发展具有重大的意义。
本文以姜堰市佳源房地产开发有限公司为研究对象,采用宏观与微观﹑定性与定量相结合的研究方法,对房地产企业面临的财务风险与防范作了研究。首先,本文通过国内外对企业财务风险的研究,来发现我国房地产企业面临的财务风险。其次,本文从整体上对房地产财务风险的特点﹑分类和表现进行详细的阐述。最后,本文具体对佳源房产的筹资风险﹑投资风险和经营风险进行分析。其中,本文根据佳源房产的具体情况,运用财务分析和不确定风险分析的方法,提出了自己的风险控制方法,以盼能够对佳源房产的财务风险管理有所帮助。

Abstract:In recent years, the development of China's real estate industry has been very fast. The characteristics of real estate industry and the environment of market make the company's financial risks have become many real estate enterprise’s problems. Therefore, the study on how to prevent financial risks is particularly necessary to the comprehensive, coordinated and sustainable development of China's real estate enterprises of great significance.
This paper chooses Jiayuan Real Estate as its research object, using a combination of macro and micro, qualitative and quantitative research methods. This makes a study on the financial risks and prevention faced by real estate companies. Firstly, in this paper, through the research of enterprise financial risk, I find real estate enterprise financial risks of our country. Secondly, I state the overall real estate financial risk characteristics, classification and performance in detail. Finally, I specifically analysis the funding risk, investment risk and management risk of Jiayuan real estate. Among these, according to the specific situation of the real estate project, using the method of financial analysis and risk analysis of uncertainty, I put forward my own risk control method, which may help Jiayuan real estate avoid financial risk.
