摘 要:近年来,随着我国社会主义经济体制的改革和发展,房地产行业持续高速发展。在增加国民收入、改善人民居住水平、丰富社会主义物质生活和文化生活场所等方面都发挥着重要作用。当然房地产企业竞争也日趋激烈,企业要想实现长期生存发展,必须降低工程成本,以低成本战略增强竞争优势。
本论文以对锦绣豪庭项目成本控制存在问题的分析为基础,结合项目成本控制现状,应用具体的项目管理方法,即挣值管理技术和工作分解结构,找到成本控制的相应方法,再以房地产项目生命周期为导向,深入探讨各个阶段的成本控制,解决各阶段成本控制的最优化问题,从而达到提高房地产开发企业利润,增强企业竞争力的目的。
论文有针对性地以具体房地产企业项目为例,使其增强房地产企业的市场竞争力,立于不败之地,具有很好的现实意义。

Abstract:In recent years, with the reform and development of China's socialist economic system, the real estate market is constantly and rapidly developing. It plays an important role in the increase of national income, improvement of people's living level, enrichment of socialist material and cultural life and so on. Of course, the real estate enterprises business competition is becoming more intense. In order to achieve long-term survival and development, enterprises have to reduce the cost of the project, and gain a competitive advantage in a low-cost strategy.
This paper began to analyze the problems of cost controlling in Jinxiuhaoting project . Firstly, it combined with the status of the control of project cost and used specific project management methods, namely the earned value management techniques and work breakdown structures. Therefore, this paper found appropriate methods of cost control. Then guided by the real estate project life cycle, this paper deeply discussed the various stages of the cost control and solved the optimization problems of cost control in each stage, so as to improve more profits of real estate development enterprises and enhance enterprises’ competitiveness.
This paper was targeted to the specific project of real estate enterprises as an example in order to enhance the market competitiveness of real estate enterprises, which will keep them in an invincible position. The measures have great practical significance.
